In short: we provide mold remediation in Lehigh Acres for owner-occupied homes and rentals. We find the moisture source, seal off the area, remove affected material, clean and dry the structure, and give you the price in writing before anything starts. Most single rooms come to $1,500–$6,000.

How Lehigh Acres was built

Lehigh Acres was platted in the 1950s as one of the largest subdivisions in the country: a grid of quarter-acre lots east of Fort Myers, crossed by drainage canals. For decades it filled in slowly, then thousands of homes went up in the 2000s building boom and again in the last ten years. The result is a mix of older concrete block houses near Lee Boulevard and Homestead Road, a large stock of mid-2000s homes, and new construction on the eastern lots. It is not a city; it is unincorporated Lee County, and much of it is on private wells and septic rather than city water and sewer.

Low lots and summer rain

The land here is flat and the water table is high. In a wet summer, low streets and yards hold water for days, and the canals managed by the East County Water Control District run full. Homes on lower lots see water reach the slab edge and the base of the exterior walls, and drywall at the bottom of those walls stays damp. Lots that were filled for newer homes can shed water onto older neighbors next door.

What we find in Lehigh homes

  • Rentals between tenants. A house left empty with the power off for a few weeks in summer can grow mold on walls and cabinets before the next tenant moves in.
  • Well-water plumbing. Pressure tanks, softeners and filters in the garage or a utility closet can leak quietly into the adjoining wall.
  • Roof leaks after storms. Shingle roofs on 2000s homes are reaching the end of their lives, and wind-driven rain finds the weak spots.
  • Overflowing AC drain pans in hall closets, soaking the platform and the wall behind it.

For landlords and investors

A large share of Lehigh homes are rentals, and mold is one of the issues most likely to turn into a dispute. A clear record helps both sides. Our visit produces dated photos, moisture readings and a written scope; after the work, an independent licensed assessor can provide a clearance test that you can keep on file.

What it costs in Lehigh Acres

The estimates match the rest of Lee County: $500 to $1,500 for a small contained area, $1,500 to $6,000 for a room or section of wall, and $10 to $25 per square foot on bigger losses. The exact figure depends on what the readings show, and you get it in writing before we start. See the full price guide for the details behind each range.

Lehigh Acres questions

I'm a landlord. Can you work with my tenant in the house?

Yes. We schedule the visit with whoever is home, keep the work area sealed off from the rooms in use, and send the photos, readings and scope to you as the owner. Most single-room jobs do not require the tenant to move out.

Do I need a permit in Lehigh Acres?

Lehigh Acres is unincorporated, so building permits come from Lee County rather than a city. Mold removal and cleaning on their own usually do not need one; rebuilding work such as larger drywall replacement, electrical or plumbing changes might. We tell you before any work starts.

From Lehigh we cover east Fort Myers, Buckingham, Alva and Gateway. For flooding or a burst line, start with water damage drying.
