In short: we remove mold in Bonita Springs homes and condos at the south end of Lee County. Every job starts with finding the water, then containment, removal, HEPA cleaning and drying. Estimates are free and the price is set in writing. A room or wall section usually costs $1,500–$6,000.

Two kinds of Bonita Springs home

Bonita Springs is really two places when it comes to mold. Along Old 41 and the streets near the Imperial River are older, smaller homes, many built before the 1980s, some on raised foundations and some on slabs close to river level. West toward the Gulf and east of I-75 are the gated golf communities and high-rise and mid-rise condos built from the 1980s on. The older homes tend to have water coming in from outside. The newer ones usually have it coming from inside: plumbing, air handlers and the unit upstairs.

The Imperial River and flooding

When Hurricane Irma's rain hit in 2017, the Imperial River overtopped its banks and flooded neighborhoods around it for days. In 2022, Ian's surge came ashore at Bonita Beach and Little Hickory Island. Homes that flooded once are worth checking carefully, because repairs done in a rush after a storm often closed walls before the block and framing were dry. We look at the lower walls, the bottom plates and any carpet pad that went back down over a damp slab.

Condos and second homes

A large share of Bonita's homes are second homes, left empty from spring until the fall. The pattern is familiar: owners raise the thermostat or switch the AC off to save power, indoor humidity climbs through the rainy season, and the first sign is a musty smell on the return. In condos, growth also travels between units through shared walls and plumbing chases. We coordinate with the management company, protect hallways and elevators, and keep containment inside the unit.

What we usually find here

  • Mold on the back of drywall below a leaking washing machine supply or water heater.
  • Growth in the air handler closet and on the return grille, after a summer with the AC set high.
  • Ceiling stains in top-floor units under a roof or a balcony above with failed waterproofing.
  • Damp lower walls in older homes near the river, where the slab sits close to the water table.

Costs in Bonita Springs

Pricing here follows the same estimates as the rest of the county, with condo access the one local factor that can add set-up time. As a guide, a contained area under 10 square feet is usually $500 to $1,500, and a single room $1,500 to $6,000; a written price follows our visit. The price guide has the full breakdown, including independent testing fees.

Bonita Springs questions

Can you work inside a condo with association rules?

Yes. Most Bonita Springs associations ask for a certificate of insurance, set working hours and control elevator use. Send us the management company's contact and we will arrange it before the start date, so you are not caught between us and the board.

My unit is fine but there's mold coming from the unit above. What now?

Tell the association in writing right away. Leaks between units often involve common elements, and who pays depends on the declaration and where the water started. We can document the moisture path on our visit, which helps everyone settle it.

We also work north of Bonita in Estero and San Carlos Park, and up through south Fort Myers. If the problem started with a leak or flood, see water damage drying.
