In short: we provide mold remediation in Cape Coral for houses, duplexes and condos across the city. We find the moisture source, contain the area, remove what the mold has grown into and dry the structure, with a free on-site estimate and a written price. A single room typically runs $1,500–$6,000; the same estimates apply here as in Fort Myers.
A city built on water
Cape Coral was laid out from 1957 onward around more than 400 miles of dug canals, and that shapes its mold problems. Thousands of homes back onto water. Lots were filled to build them, slabs sit only a few feet above the canal, and in the south of the city the canals are tidal salt water that reaches the seawalls of streets like those off Cape Coral Parkway and around Cape Harbour. In the north and northwest, the canals are fresh water and the homes are mostly newer. Both halves share the same basic house, a concrete block home on a slab, with drywall furred out on the inside of the block.
What Hurricane Ian left behind
In September 2022, Ian's surge pushed canal water into homes across the southern Cape, and many houses sat wet for days without power. A large share of the mold we see in the city traces back to that storm: wall cavities that were opened and closed again before they were fully dry, baseboards replaced without the bottom plate being checked, and attics where wind-driven rain soaked the insulation. If your home was repaired after Ian and now smells musty, the lower 2 to 4 feet of the exterior walls is the first place we check.
Problems we find most often in Cape Coral
- Seasonal homes closed up for the summer. A large part of the Cape is owned by people who leave from spring to fall. A house with the AC off, or set high, can grow mold on furniture, closet walls and ceilings within a single summer.
- Slider and lanai door leaks. Pool-home sliders take sideways rain from summer storms, and water runs under the threshold into the slab and the wall beside it.
- Air handlers in the garage or a hall closet with drain lines that clog with algae and overflow onto the platform.
- Older roofs on 1970s and 1980s homes, where a slow flashing leak stains the ceiling and soaks the insulation above it long before it drips.
Canal-front homes and storm water
When water came in from a canal or from surge, we treat it as flood water, not as a clean leak. Drywall, insulation and baseboards it touched come out to a straight line above the water mark, the cavities are cleaned, and the block is dried before anything is closed up. Salt left in block and drywall keeps drawing moisture out of humid air, so surge-damaged walls need more drying than a clean leak would suggest. Our water damage restoration page explains the drying process in detail.
Prices in Cape Coral
There is no Cape Coral premium; jobs here are priced exactly as they are across the river. A small area under 10 square feet usually costs $500 to $1,500, a room or a section of wall $1,500 to $6,000, and larger losses $10 to $25 per square foot of affected area. Those ranges are planning estimates, not quotes; the figure you can hold us to is the written one after the visit. Full tables are in the Fort Myers mold remediation price guide.
Cape Coral questions
Do you cover the whole of Cape Coral?
Yes, from Cape Harbour and the Yacht Club area in the south up to the newer streets off Burnt Store Road in the northwest. Pine Island Road and the Midpoint and Cape Coral bridges put most of the city within easy reach.
Does Cape Coral require a permit for mold remediation?
Removing and cleaning mold-damaged material is not usually permitted work in itself, but rebuilding afterwards can be: replacing drywall over a large area, electrical or plumbing changes, or structural repairs. Those go through the City of Cape Coral's building division, and we will tell you if your job is likely to need one.
Nearby, we also work in North Fort Myers, across the river in Fort Myers, and out to Pine Island. Want readings before deciding anything? Book a moisture inspection.
