In short: mold remediation in Fort Myers typically costs $1,500–$6,000 for one room or wall cavity, $500–$1,500 for a small patch under 10 square feet, and $10–$25 per square foot of affected area on larger jobs. A flooded ground floor after a storm can reach $10,000–$30,000. These are estimates; the written quote after we have seen the problem is the price that counts.

What moves the price on Lee County homes

  • How far the moisture traveled. Drywall wicks water upward and sideways. The affected area is usually bigger than the visible stain, and the readings, not the stain, set the size of the job.
  • What the mold is growing in. Hard surfaces clean; drywall, insulation and carpet pad are removed. Framing and roof decking are cleaned in place where they are sound.
  • Block walls on a slab. Most homes here have furred-out block exterior walls, so water collects at the bottom of the wall behind the baseboard. Cuts there are low and long rather than tall.
  • Condo access. Elevators, association rules on working hours, and units above or below can add set-up time.
  • The water category. Surge and flood water mean more removal and more cleaning than a clean supply-line leak.
  • Season. After a hurricane, demand for crews, equipment and dumpsters spikes across the county, and so do prices.

Items priced separately

So nothing looks hidden later, these are not in the remediation price: rebuilding drywall, trim and paint; replacing flooring or cabinets; plumbing or roof repairs to stop the leak; HVAC repairs to the air handler or drain; and the independent assessor's testing fees, which you pay to the assessor directly.

Cost per square foot

Per-square-foot figures are a comparison tool, not how most jobs are quoted. Remediators in South and Southwest Florida commonly work at $10 to $25 per square foot of affected area. A 100-square-foot section of wall and floor would land around $1,000 to $2,500 on that basis, but a minimum charge for containment and equipment usually lifts small jobs above the straight calculation. Large jobs, where set-up is spread over more area, come in nearer the bottom of the range.

Why Fort Myers quotes disagree

Two companies looking at the same stained ceiling can quote $800 and $6,000, and both can be honest. The low quote is often surface treatment: spraying an antimicrobial and repainting, with no containment and no attempt to find the leak. The high one may include removing the ceiling, drying the attic, an air scrubber and a clearance test. Neither tells you which you need until someone has measured the moisture. When comparing, check that each quote names the source of the water, shows the area to be removed, includes containment and HEPA cleaning, states how drying will be confirmed, and says whether clearance testing is included or recommended. A quote that skips the moisture source is pricing a problem that will come back.

Insurance and these prices

Florida homeowners policies often limit mold to a fixed sublimit, and many exclude mold caused by long-term leaks or humidity. Water damage from a sudden, accidental event is more often covered. We do not set prices around insurance, and the estimate is the same whether or not you claim, but we document every job so the claim has what it needs.

Cost questions

Why do mold remediation quotes in Fort Myers vary so much?

Because companies are pricing different things. One quote may include containment, an air scrubber, drying and a clearance test; another may be a spray-and-go treatment with none of those. Line the quotes up item by item before comparing totals.

Is mold remediation covered by homeowners insurance in Florida?

Often only in part. Mold that follows a sudden, covered water loss may be paid up to a sublimit, commonly $10,000 or less, and mold from a slow leak or ongoing humidity is usually excluded. Check the mold section of your policy and ask your agent.

Does the price include rebuilding?

No. Remediation ends with the affected area clean and dry. Replacing drywall, baseboards, paint, flooring or cabinets is reconstruction, and it is priced separately by the contractor you choose. We tell you exactly what was removed so they can price it properly.

Is there a minimum charge?

Most remediation companies have one, because setting up containment and equipment takes the same time for a small area as a medium one. That is why tiny jobs rarely come in at the bottom of the per-square-foot range.
